Dear Mr Pinese,
Re: RAL 26/0001 Information Request
At: 25 Tulip St, Cooroy
With reference to the abovementioned development application and the Information Request from
Council dated 7 April 2026, we have prepared a response to the engineering matters raised as
follows:
Items 1-3. Legal Point of Discharge, location and sizing of Detention Tanks
The Stormwater Management Plan and modelling have been updated to address these items. An
assessment of the LPOD criteria utilising QUDM has been undertaken with the outcomes
incorporated into the development’s proposed stormwater management. This identified that no
actionable nuisance is occurring as there is no increase in stormwater quantities and/or velocities
that may arise in third-party damage. Interception and detention of generated flows and discharge
via a level spreader device ensures that no concentration of flows is occurring at the naturally
formed drainage channel existing throughout the greater catchment.
Item4. Assessment of RAL Code
Assessment of PO12 of the RAL Code is detailed below:
Performance Outcome Acceptable Outcomes
PO12 AO12.1
New lots are located, sized and configured so All lots are connected to power supply and
as to ensure each lot is capable of being telecommunications services and where located within the

If located in a water service area each new lot can be
connected to Unitywater’s water supply network.
Complies – the development is readily accessible to
connection to such reticulation and can be reasonably
conditioned to comply.
AO12.3
If located in a sewerage service area each new lot can be
connected to Unitywater’s sewerage network.
Complies – the development is readily accessible to
connection to such reticulation and can be reasonably
conditioned to comply.
AO12.4
If located in a Local plan area lots can be connected to
Council’s stormwater drainage network.
Generally complies – the proposed development cannot
achieve connection to the stormwater network via
gravity due to the terrain and its position below the
road’s kerb and channel. An acceptable outcome is
achieved by assessing against the LPOD criteria in QUDM
which determines that no actionable nuisance occurs if
the stormwater quantities and/or velocities do not cause
third-party damage. Therefore, utilising on site detention
strategies and a level spreader device to the LPOD,
compliance with QUDM and this PO is achieved.
AO12.5
If not in a sewerage service area each lot has sufficient
area and other attributes to ensure efficient and effective
on-site sewerage disposal.

We believe that the above satisfactorily addresses the engineering matters raised however, should
additional information be required, please contact our office directly.
