Figure 18: Location of proposed facility (arrowed) looking west on the subject property As illustrated in Figures 17 and 18, while the proposed facility has been located on a relatively clear portion of the subject site, mature vegetation surrounding the proposed compound area will provide significant screening benefits to the proposed facility. This mature vegetation will assist in integrating the facility into the surrounding landscape, and will also provide screening to the proposed facility when viewed from the surrounding area. The dense vegetation in the reserve land to the west of the proposed compound area, which extends as tall as 15-20 m, will not only provide a backdrop to the facility when viewed from the east, but will provide a buffer between the proposed facility and dwellings located to the west along Devonstone Drive. Furthermore, and as illustrated in Figure 19, the surrounding Cooroibah area is also characterised by areas of dense vegetation. Mature trees on adjoining lots and within the wider area will further obscure views towards the proposed facility, in turn reducing its visual dominance in the landscape. Page 62
