RE: Response to Information Advice (51988.2770.02) – 31 Butler St, Tewantin –
       Noosa District Sports Complex

Council issued a further advice request on 28 June 2023. The applicant provides the
following additional information in response to the items:

PLANNING

1 Provide sufficient justification for the setback encroachment to Mckinnon Dr.
2 Propose additional mitigation measure to lessen the visual impact of the
shed when viewed from McKinnon Drive.

A Landscape Plan has been developed by Council’s Parks and Gardens Team to provide
for additional landscaping to screen the carparking area and new building from McKinnon
Dr. There are 141 trees proposed to be planted with a range of canopy heights and
varieties selected in accordance with PSP2 – Landscaping.

The new landscaping will complement the existing plantings, and the location of the new
building will be less visible from the road as it is situated away from the large driveway
entrance to the site. The proposal meets the corresponding Performance Outcome PO18
of the Recreation and Open Space Zone Code by maintaining the open space character
of the sports complex; preserves the visual amenity and adequate separation from
adjoining land uses; as well as allowing for landscaping and the retention of existing trees.

3 Provide a wholistic stormwater management plan for the new buildings and
carparking areas. The plan must be prepared by a suitably qualified person
and demonstrate compliance with Noosa Plan 2020 – Water Quality and
Drainage Code for both quantity and quality.

4 Provide an amended plan that provides the necessary turning areas or
alternatively demonstrate how the proposed carparking layout complies with
         AS/NZS2890.1:2004 section 2.4.2(c)).

Council’s Sport, Strategy and Projects Advisor includes an addendum letter including the
forthcoming projects at the Noosa District Sports Complex including:

    - New connection road; and
    - Master drainage plan.

To coordinate future capital works, funding and timing – appropriate conditions are to be
imposed for the development to be carried out in accordance with a site based storm water
management plan, as well as the design of the stage two internal road and car park
upgrades. All the works are included within the endorsed Noosa District Sports Complex
Master Plan.
