and not legitimate grounds for a material change of use and shouldn't
be considered a major factor when assessing the Application

Having lived in Melbourne's bushfire prone areas for over 50 years and
having experienced the full impact of bush fires. I believe the
Applicants bush fire modelling is just that. Modelling.
Common sense indicates that there is fire danger potential
everywhere around the proposed site and if an emergency occurs
evacuating hundreds of disoriented scared guests along with residents
via a narrow one lane tree lined road could result in disaster.
 In my opinion common sense dictates that a development like the
one proposed shouldn't even be considered in such a location.

An alternative access / escape route via the Sewerage Treatment plant
area has been mentioned. Currently this is not a realistic route due to
the condition of the track but if it could be developed correctly it may
be a solution to the alternative emergency access problem and some
Resident Traffic issues.
If the Application was to be approved, it should be conditional on the
Developer constructing and maintaining a quality alternative access
road in this area



For the reasons outlined I request Council deems the Application for a
Material Change of Use and the proposed Hotel and Commercial
Development inappropriate for the site and rejects the Application.
