                             PROPOSED UNIT DEVELOPMENT
                             PRECINCTS E2 & F, NOOSA SPRINGS

3.0 AIMS & METHOD OF INVESTIGATION
The main aim of the investigation is to address geotechnical (including slope stability) issues for the
proposed developments on Precincts E2 and F. It is understood that this report will be submitted to Noosa
Shire Council (NSC) in support of a Development Application. The investigation and report have therefore
been designed to address the requirements of the relevant SCC codes and polices.

3.1 Review of Previous information
Tectonic acknowledge the receipt of the Soil Surveys Engineering (SSE) report detailed the geotechnical
investigation conducted in 2000 (Project No. 300-1484, dated: October 2000). That site investigation
comprised drilling and sampling ten boreholes (BH1 to BH10) to depths of 3 m to 6 m below ground level
(BGL) with a 4WD mounted lightweight Jacro 105 drilling rig across Precinct F only. Where access was not
possible for the drilling rig, (i.e. on steeply sloping ground) (BH7 and BH9), the boreholes were drilled using a
hand augering method. We have included the findings from the SSE investigation in this report, and the
locations are shown on Figure 1 at the end of this report.

3.2 Fieldwork (2015)
An experienced geotechnical engineer from Tectonic undertook a site walk-over on 8 and 12 of October
2015 to visually assess any indicators of past slope instability. The walk-over included assessment of soil
and rock outcrops, surface drainage conditions, topography, evidence of erosion, and vegetation
coverage/condition

This was incorporated with a subsurface investigation comprised a total of thirteen boreholes drilled to
depths ranging between 5 m and 6 m below ground level (BGL). Nine boreholes (BH3, BH4, BH6 to BH8,
and BH10 to BH13) were drilled using a 4WD mounted drill rig utilising solid flight augering methods, owned
and operated by Contract Drilling. The remaining four boreholes (BH1, BH2, BH5 and BH9) were drilled
using hand auger methods due to difficult site access.

Dynamic cone penetrometer (DCP) testing was carried out adjacent/within all boreholes.

Full results of the boreholes are shown on the Engineering Logs attached in Appendix A, together with
explanatory notes. Borehole coordinates were obtained using a hand-held GPS unit with a reported
accuracy of +/- 5 m. Borehole locations are shown on Figure 1.

Drilling was undertaken in the presence of an experienced geotechnical engineer from Tectonic on 8 and 12
October 2015. Boreholes were backfilled with auger cuttings on completion, and excess spoil mounted at
the surface.

4.0 SITE DESCRIPTION
The site of this investigation comprises Lots 6 and 7 on SP178340, covering a total area of 5.44 ha. The site
is of irregular shape with approximately 300 m frontage to Resort Drive, Noosa to the west. The site is
bound by thick bushland to the north, east and south. Noosa Springs Resort/Golf Club and residential
properties are located on the western side of Resort Drive.

The northern part of the site is relatively densely vegetated, whilst the central and parts of the southern area
of the site have a lower density cover of trees, including a large un-vegetated sand dune located centrally
within proposed precinct F. The ground surface was mostly overgrown by grass at the time of our site visit.
Some existing tracks were present throughout both sites providing limited vehicular access to borehole
locations. Stockpiles of building rubble (concrete, timber, etc.) and green waste was noted across the
central to southern part of Precinct F.

Access to the site was via a carpark located at the northern most point of the site and access road/ramp off
resort drive entering both precincts E2 and F. The site location is shown in Text Figure 2 on the following
page.
