6.3 RESIDENTIAL BUILDINGS FAÇADE CONSTRUCTION
In addition to the management controls, to achieve the indoor noise levels within the considered habitable
areas (refer to Section 5.2), the following minimum façade construction is proposed. Refer to Table 5 for
specific locations where each Façade Type applies.
Table 6 – Façade Construction Recommendations
Type Glazing Systems Façade Wall
A Nominal openable glazing system - Rw33 Masonry construction or Cladded
nominally with 6.38mm lam glass and seals façade (9mm fibre cement sheet)
on 90mm timber studs - cavity
insulation (e.g. 75mm thick
11kg/m3 glasswool) – min 10mm
thick plasterboard internally
B Nominal openable glazing system - Rw35 Masonry construction or Cladded
nominally with 10.38mm lam glass and façade (9mm fibre cement sheet)
acoustic seals on 90mm timber studs - cavity
insulation (e.g. 75mm thick
11kg/m3 glasswool) – min 13mm
thick Fyrchek plasterboard
internally
C Nominal openable glazing system - Rw37 Masonry construction or Cladded
nominally with 10.76mm lam glass and façade (9mm fibre cement sheet)
acoustic seals on 90mm timber studs - cavity
insulation (e.g. 75mm thick
11kg/m3 glasswool) – min 2 layers
of 13mm thick Fyrchek
plasterboard internally
In the case where any of the apartments/habitable areas are elevated with the floor exposed to noise from
the shopping centre, the floor is assumed to be of concrete construction (nominally 150mm thick). Other
construction details may be acceptable but must be reviewed and approved by an acoustic consultant in
order to achieve indoor noise levels of finalised building layouts.
The minimum roof construction must be of concrete or alternative colorbond with Anticon 145 and
plasterboard ceiling with 75mm thick glasswool (11kg/m3) overlay.
Where building layouts and locations or habitable areas differ from what has been considered, additional
assessment is required.
Buildings located further from the loading docks in comparison to the ones considered in this report must
be constructed based on Type A construction as a minimum.
