Town Planning Report
31. Site layout – The proposed configuration of the seniors living community reflects the communal
facilities as being centrally located within the development layout and positioned to strategically
benefit from the outlook onto the existing golf course green. This centralised positioning of communal
facilities adjacent to the golf course will be easily accessible from all dwelling sites. Access from Myall
Street is afforded via the main internal road shared between the Golf club house and the GemLife
community. The sales showroom and RV compound will be located at the entrance of the site
adjacent to Myall Street to ensure visibility and ease of manoeuvring for larger vehicle types accessing
the designated area. The managers residence will be located external to the front entrance of the
seniors living community which will be afforded access from the shared main internal road
additionally affording access to the newly relocated golf club.
32. Dwelling units – A mix of building typologies is intended throughout the development that will provide
for a selection of three (3) single storey, 2 to 3-bedroom dwelling home floor layout options for
construction which each exhibit three variations in the dwelling external facade features. Dwelling
designs for Typical House Type plans are included within the Proposal Plans at Attachment 3. Each
dwelling design incorporates a variation in building materials, recesses, facade articulation and roof
lines. The built form of the dwelling units will reflect a high-quality contemporary design outcome
and incorporate architectural elements that contribute to the coastal hinterland character of the
Cooroy local area. As nominated on the Site Plan – Setback and Plotting included within the Proposal
Plans at Attachment 3, no one same façade is to be used within 5 villa sites of one another. Detailed
selection of the dwelling unit designs on each of the villa sites will occur at the purchase stage and
will be at the discretion of the future owner. The dwelling designs will be semi-regulated on the villa
sites to ensure a high level of visual amenity, articulation and variation is afforded within the internal
streetscapes of the development through the variation and diversity of built form.
The dwelling designs have been specifically configured and designed exclusively for the Over 50’s
demographic, occupied by a single person or a couple (i.e. the main bedroom is to be occupied full
time with the spare room available for short-term visitor stays). One of the dwelling design options
will provide for an additional ‘multi-purpose room’ genuinely intended to be used as a study or as a
storage area. As such, it is requested that this ‘multi-purpose room’ (MPR) is not treated as an
additional bedroom under the Noosa Shire Council Charges Resolution (No. 3) 2018.
The proposed dwelling typologies available within the development are summarised in Table 7 below.
