Town Planning Report
activities have been assessed with relevant quality objectives and background creep criteria and is
predicted to comply without the need for additional acoustic recommendations.
53. Engineering Matters – Westera Partners were commissioned to undertake an assessment of the
engineering issues associated with the proposed development on the subject site. A copy of the
Engineering Services Report and Drawings are included at Attachment 8 which addresses the relevant
civil design and construction matters.
54. Traffic Matters – TTM Group were commissioned to undertake an assessment of the potential traffic
impacts associated with the proposed development. A copy of the report is included at Attachment
9. The report concluded that there are no traffic engineering related reasons preventing the
development from proceeding.
55. Environmental Matters – The subject site presents as a highly modified landscape characterised by
historical clearing associated with past agricultural activities and golf course operations, although
there is some vegetation concentrated in association with the unnamed tributary in the north-
western corner of the site. Saunders Havill have undertaken a contemporary review of the ecological
values across the site, inclusive of this existing stand of vegetation, with a copy of their report included
at Attachment 10. As detailed in the report, the proposed development seeks to celebrate this
tributary and associated vegetation by undertaking weed removal and rehabilitation as part of the
proposed development.
56. Landscape Concept Plans – Anembo Consulting were commissioned to prepare a series of landscape
concept plans for the proposed seniors living community and golf club house development. These
plans are included at Attachment 11 and show the overall landscape intent for the site including
indicative vegetation species and locations, landscape buffering, design intent for bio basins and open
space areas. The plans also include indicative material and finishes detail anticipated throughout the
development.
57. Geotechnical Matters – Tectonic were commissioned to undertake a geotechnical investigation of the
proposed soil conditions of the subject land and the implications for the proposed development. A
copy of this report is included at Attachment 12. The report identified (among other things) rockhead
levels across the site which will have implications for excavatability, ground water levels which may
impact on anticipated cuts and proposed bio basin invert levels, the need for global stability of large
retaining structures especially in close proximity to the banks of unnamed tributary in the north west
of the site. The report recommends that, prior to advancing to detailed design, that supplementary
geotechnical investigations be undertaken.
58. Bushfire Matters – North Coast Environmental Services have been engaged to undertake an
assessment of the potential bushfire hazard risks identified within the subject site against the
proposed development. Preliminary advices identified that in accordance with the risk assessment
methodology prescribed by the Noosa Plan that the subject site is captured within a Low Hazard Area
classification. This report will be provided under separate cover.
