of large subtropical shade trees that soften the built form and ensure a high degree of streetscape
    appeal from Myall Street.

6. The proposed relocated Cooroy Golf club house seeks to benefit from the newly created Seniors
Living Community, which is expected to make a significant contribution towards member numbers.
The built form is anticipated as being both modern and visually appealing, whilst also sitting
unobtrusively in the landscape. As a consequence of the relocation of the Cooroy Golf club house it
is anticipated that consequential amendments to the Cooroy Golf Course design will be implemented,
including modification and relocation of several holes.

7. The subject land will realise reconfiguration in the form of both a boundary realignment (and
associated amalgamation) and access easement in order to accommodate the proposed
development. It is intended existing lots 2 and 3 be amalgamated and the eastern boundary relocated
slightly east to accommodate the proposed Seniors Living Community. Access to the relocated
Cooroy Golf club house will then be afforded along the north boundary of the resultant lot.

8. The proposed development has been carefully considered so as to integrate with the character and
amenity of the area and transition sensitively to surrounding land uses.

9. This application is made on behalf of GTH Project No. 4 Pty Ltd who is the applicant for the proposed
development; however, it is intended that:

 The Cooroy Golf club house continue to be operated by the Cooroy Golf Club; and
 The proposed Seniors Living Community be operated by GemLife.

10. Living Gems (and in turn “Gem Life”) are an experienced, well-established, multi-award-winning
developer delivering highly successful world-class active retirement lifestyle resorts throughout
south-east Queensland since 1982. Living Gems master planned communities are specifically
designed as secure and attractive villages where homeowners enjoy a sense of community and a host
of resort-style communal facilities right at their doorstep. There is increasing demand within the north
coast region for high-quality but affordable residential development designed exclusively for the
active over 50’s demographic. As such, Living Gems are proposing to apply their knowledge, expertise
and brand name to the proposed development to deliver a senior living community on the subject
land in concert with delivering the newly proposed club house for the Cooroy Golf Club.

11. GemLife commenced operations in 2016 as a joint venture between parent company, Living Gems
and financial partner Thakral Capital. It is important to understand that GemLife over 50s resorts are
not retirement villages in the traditional sense and the services and facilities provided are unique to
their communities and well in advance of typical industry standards. The GemLife goal is to create
communities who support an active lifestyle within luxury resorts that are designed exclusively to
accommodate the ongoing needs and desires of the residents.
