3.5 Index review of Rent

On each Review Date for which an Index Review applies, the Rent will be varied in accordance with the
following formula.

= the Rent payable on and from the Review Date;
= the Rent payable for the year immediately preceding the Review Date (disregarding
any period of reduced rent);
= the Index Number for the quarter immediately preceding the Review Date;
C= the Index Number for the quarter one year before the quarter in B.

3.6 Fixed review of Rent

On each Review Date for which a Fixed Review applies, the Rent will be varied by increasing the Rent
payable immediately before the Review Date by the Fixed Percentage.

3.7 Rent payable after review

Despite any other provision of this Lease, the Rent payable on and from a Review Date will be the greater
of:

(a) the Rent determined under each of clauses 3.3, 3.4 (if applicable), 3.5 and 3.6; and
(b) the Rent payable immediately before the Review Date.

4. OUTGOINGS

4.1 Tenant's Outgoings Contribution

The Tenant must pay to the Landlord the Tenant's Outgoings Contribution for each Outgoings Year,
calculated as follows:
