Subdivision Report
4.0 Planning assessment
4.1 Lot size
The proposed 4,138m² and 2010m² lots both meet the minimum lot size of 1000m², are rectangular
in shape with exceed the minimum width per lot the Planning Scheme seeks for the Industry zone.
The new boundary is generally on the low side of the existing retaining wall. Figure 4 below shows
the retaining wall where the new boundary is proposed.

4.1.2 Servicing
No earthworks or changes to landforms are required to accommodate the subdivision, while all
relevant servicing can be provided to the proposed lots, including:
- Electricity from the existing underground reticulation within Rene Street.
- Sewerage connection from the existing Unitywater infrastructure.
- Water is provided from Rene Street and connection subject to Unitywater connection
approvals.
- NBN connection can be made from Rene Street.
- The lots slope towards Rene Street, a legal point of discharge and stormwater (including
overland flow) can be provided without impacting neighbouring properties.
4.1.3 Footpath
There is no footpath along the northern side of Rene Street in this location and LGIP does not identify
this side of the street as part of the pathway trunk network. There is no footpath between Production
Street and 41 Rene Street, some 95m away, with all this side of the street being fully developed
except for 45 Rene Street. Given footpath infrastructure is located on the opposite side of the road
and this side of Rene Street is fully developed with no footpaths, the applicant does not propose to
construct a footpath along the frontage.
4.1.4 Driveway
A standard driveway can be conditioned as part of a downstream code assessment industrial
material change of use (MCU) on the proposed new lot 2, as a driveway exists for the existing boat
manufacturing use on proposed lot 1. This way, the driveway can be located complementary to an
overall building design as part of the MCU approval.
