                    Comment:




                    This    application seeks to rectify a number of encroachments that currently
                    affect the existing on-site unit          development, situated         at 27 Noosa      Parade,
                    Noosa       Heads.    The    proposal does        not   conflict with    the   planning   intent

                    envisaged for the Semi-Attached Housing Zone, as this proposed development
                    merely seeks to resolve           a   current     problem    so   that residents of the unit

                    development         are   able   to   benefit    from   an   improved level of residential
                    amenity.

                    Development Other than Material Change of Use of the                           Noosa   Plan, the

                    following codes are applicable to the proposed development:


                          .     Noosa Heads Locality Code;

                          .     Reconfiguring a Lot Code;
                          .     Landscaping Code; and
                          .     Engineering Works Code.


                    Considering the nature of the proposal and given that the unit development
                    exists on-site, the Reconfiguring          a    Lot Code is the only code relevant to this

                    application, and an assessment of this code is provided within Appendix E of
                    this report.
