        6.0         Conclusions and Recommendations




                    This application        provides justification for approval for a Development Permit
                    for Reconfiguration of Lots by Community Title Scheme (3 Lots into 3 Lots) on

                    land described         as   Lot 1   -
                                                            3 and Common     Property on GTP85, situated at 27
                     Noosa Parade, Noosa Heads on the following grounds:




                    .   Existing    on-site       encroachments       that   currently affect the    on-site   unit

                        development are rectified by this proposed development;



                    .   On-site    amenity and privacy is improved, as a result of this proposed
                        development;



                    .   The     existing    access      arrangement to the site will    not be altered    by this
                        proposed development;



                    .   The     supply of urban service infrastructures currently available               to the

                        subject site are not disturbed as a result of this proposed development;



                    .   This      development            proposal    does    not    compromise      the   Desired

                        Environmental Outcomes envisaged for the Noosa Shire; and




                    .   This development proposal addresses the relevant codes and elements of

                        the     Noosa   Plan, and complies with applicable criteria relating              to this

                        proposal.
