        3. ASSESSMENT OF LAND STABILITY
        3.1 Existing Conditions
The NC Planning Scheme 2020 includes a landslide hazard overlay map (Ref. extract in Text Figure 10),
which indicates that most of the site, including the cabin area, has a Moderate to High landslide hazard.

                                   Existing cabin area
                                                                       Subject site boundary

Text Figure 10: Extract from NC landslide hazard overlay mapping

It should be noted that the NC map is a broad-scale indication of the potential landslide susceptibility
only and is superseded by this site-specific assessment. During our site visits, signs of slope instability
were observed around the existing cabins, summarised as follows:
 Colluvium was observed in the test pits excavated around the tiny homes. Colluvium was also
exposed in the driveway cuttings above the tiny homes and within walking track cuttings downslope.
 Concave shaped ground was present around the tiny homes.
 A landslide was identified during the initial site visit below the northernmost structure, and was
again assessed during the more recent visit on 27 May 2025. This landslide was evidenced by a
backscarp about 0.5 m high and estimated to be about 15 m to 20 m wide. The crest of the
backscarp was measured to be about 15 m away from the northernmost tiny home structure, as
illustrated in Text Figure 11 overleaf.
 Based upon our site visit on 27 May 2025:
» As shown in Text Figure 12 overleaf, the landslide backscarp was in the same position and of the
same height as observed previously on 21 January 2025 (i.e. the slide had not regressed). It is
noted that rainfall recorded at the nearest weather station at Eumundi was 552 mm in March
2025, being more than double the long-term mean of 241 mm. During this month, four days of
rainfall exceeding 84 mm were recorded, the greatest being 111 mm on 10 March. Rainfall
