occupants and emergency services personnel. Assessment Benchmark 4 of the SPP Bushfire
2019 seeks:

To facilitate safe evacuation during a bushfire event, include a development footprint plan that
is located within 60 metres of the street frontage and sited to enable a route between the
development footprint plan and the street frontage with a gradient that does not exceed of
12.5 per cent.

The site exhibits a battle axe shaped allotment featuring an approx. 800m long access handle
with a varying width of 30-100m. It is reportedly impracticable to locate the wedding marquee
within the battle axe handle hence it is not possible to include a development footprint plan
that is located within 60 metres of the street frontage.

Hazardous vegetation borders the eastern boundary of the access handle featuring Eucalypt
and Acacia open forest. The access handle exhibits low threat conditions for its entirety
featuring pasture areas with nil-very low woody vegetation (refer Plate 13). The bushland
depicted on current aerial imagery about the northern tip of the access handle has been
recently cleared which creates additional separation distance to the easterly adjacent
hazardous vegetation. The current low threat vegetation conditions bordering the driveway
along the access handle are considered suitable to supply safe and efficient vehicular access
to the interior of the site.

The proposal plan includes a primary access route which leads directly to the wedding
marquee site. The primary access route is envisaged to be used at all times precluding in the
event where an uncontrolled bushfire is present in the adjacent vegetation (i.e., Sub Units 9a-
9d to the east of the proposed primary access alignment). Should this event occur an
alternative emergency access route will be used which takes advantage of the existing farm
track network across the site. The emergency alternative access route can be utilised to
access the main driveway through the battle axe handle in the north of the site.

The proposed primary access route to the wedding marquee utilises the existing well-formed
linear driveway which connects to Louis Bazzo Drive on the northern site boundary. The
driveway traverses approx. 800m into the site through the battle axe handle before it deviates
to the east and utilises an existing farm track which traverses a further approx 700m to the
wedding marquee venue adjacent to the low threat dam and macadamia orchard. The track
traverses one waterway crossing and exhibits grades of approximately 1-6°.

The proposed alternative emergency access route from the wedding marquee measures
approx. 1,250m length to the farm shed in the south-west site corner; the designated shelter
in place building (refer Appendix 4 - Bushfire Emergency Response Plan) & 1,720m length to
Lous Bazzo Drive. The alternative emergency access route utilises an existing farm track
which connects to the main north south aligned driveway through the site. The alternative
emergency access route traverses three waterway crossings and exhibits grades of
approximately 1-6°.

Note, the waterway crossings are flanked by linear strips of riparian vegetation and may
require vegetation clearing/trimming to ensure appropriate access is available for buses and
