1 INTRODUCTION

1.1. Background

This Bushfire Hazard Assessment and Management Plan has been prepared to assess and manage
the degree of potential bushfire hazard and associated risk acting on Lot 4 on RP160124, located at
658 Louis Bazzo Dr, Ringtail Creek QLD (referenced hereafter as ‘the site’). A Material Change of
Use (MCU) development application is proposed for the site. This assessment is to be used to assist
Noosa Council with their decision-making process.

1.2 State Planning Policy Bushfire Intensity Overlay Map

The site is mapped under the State Planning Policy (SPP) as being located in the following (refer to
Plate 1):

e Very High Potential Bushfire Intensity area; and
e Potential Impact Buffer.

The proposed Wedding Marquee and a portion of the access intercepts the mapped Potential Impact
Buffer.

1.3 Development Proposal

The site is proposed to host wedding events with a 30m x 10m wedding marquee and associated
infrastructure proposed in the central site extent. The marquee will be accessed via an internal
property track (earth and gravel) which connects to the main driveway entry through the battle axe
handle to Louis Bazzo Drive on the far northern boundary.

An Operational Management Plan has been prepared by others and identifies in Section 7 Guest
Numbers that ‘The Owners will adhere to a maximum of 150 guests on-site for any one event or as
dictated by the development permit. The average size of weddings is expected to be 80-120 guests,
only a handful of events each year will exceed this’.
