warning time in which downstream residents can be alerted......flood levels can take from 1-2 days to
peak at Tewantin.”
For this reason, we believe that sufficient time is available for residents in Lake Weyba Drive to take
whatever action they feel necessary in the case of a pending flood. Note that as the proposed properties
will be located above the flood level, necessary action would exclude having to secure personal
possessions and property.
5. Stormwater Quality & Quantity
As the development is for only 4 lots (3 additional lots) and results in an impervious area of less than
25% of the developable area, in accordance with State Planning Policy (SPP – page 46) requirements
to meet water quality objectives do not need to be addressed with this development. Notwithstanding
the use of rainwater tanks for re-use on landscaped areas could be added as a deemed to comply
solution to meet the water quality objectives for the site. In regard to water quantity the increase in
impervious area will be in the order of 1250m2 (based on 85% of the house pad areas) which represents
approx. 6% of the total site area. As such detention to mitigate peak flows is not considered necessary.
6. Conclusion
We believe that this report demonstrates that the impacts from the proposed development regarding
flooding and stormwater management are minimal considering the number of lots created and the total
site area. As such we seek Councils support for the development application.
