PROJECT URBAN – 15104 July 2016
Schedule 7 mapping identifies the site as Urban
Koala Area. Refer to attached Ecological Report
prepared by Core Consultants which confirms
the site as Koala habitat and which requires
appropriate vegetation offsets for the rppsoed
clearing. The applicant proposes a financial
settlement offset with Noosa Council under the
Queensland Governments Offsets Policy in
compliance with the regulatory provisions for
the proposed clearing.
Natural Hazard: Bushfire and Acid Sulfate Soils Overlay
A Bushfire report, prepared by Covey and
Associates, accompanies the application and
demonstrates that the proposal complies with
table 13.9 Bushfire hazard areas of the Natural
Hazards and Natural Resources Overlay Code.
Specifically, the proposed use will not
compromise the safety of people or property
from bushfire. Appropriate mitigation strategies
such as setbacks from hazardous vegetation and
firebreaks are proposed which exceed those set
out by the probable solutions of the Code.
The use has been designed so that it can
continue to operate without impact during and
following a bushfire. The proposal does not
involve storage or manufacture of hazardous
material on site and has access to reticulated
water for firefighting purposes.
The site is also identified as a low potential acid
sulfate area 5-20m AHD. Refer to attached
Geotechnical Report prepared Core Consultants.
The report provides an acid sulfate soils
assessment and concludes that the presence of
acid sulfate soils is unlikely.
The proposal complies with the Natural Hazards
Overlay Code.
7.5 LOCALITY PLAN
