2.2. Resident Trade Area Population

  i. Table 2.1 details the main trade area current and projected population by sector. This information is
          sourced from the following:

 The 2011 and 2016 Census of Population and Housing undertaken by the Australian Bureau of
                    Statistics (ABS).

 New dwelling approvals statistics from the ABS from 2011/12 to 2017/18 (refer Chart 2.1). An
average of 844 new dwellings were approved annually throughout the total trade area over this
time, with more than 55% of all new dwellings located within the primary sector (an average of
                    472 new dwellings per annum).

 Population projections prepared by the Queensland Government Statistician’s Office (QGSO)
                    in 2018.

 Investigations by this office into new residential developments in the area.

ii. The total trade area population is currently estimated at 137,740 (2018), including 71,090 persons
within the primary sector. The total trade area population is projected to increase to 155,340 persons
by 2031. This represents an average annual growth rate of approximately 0.9%, or over 1,500 persons
per annum over the forecast period of 2018 – 2031.

iii. The total trade area is projected to increase by 17,600 persons over the forecast period. To
accommodate the substantial increase in population, a large number of new dwellings would need to
be developed. Assuming a dwelling per household ratio of 2.4, as at the 2016 Census, this would
entail further demand for approximately 7,300 dwellings. This dwelling demand would generate
demand for large format retail and non-retail showrooms as homes are furnished.
