9. Appendix F - Economic Impact Assessment
COMPETITIVE ENVIRONMENT
This section of the report provides a summary of the existing and proposed competitive developments within
the area surrounding the Noosa Marketplace, namely large format retail and showroom facilities as well as
traditional retail centres.
3.1. Large Format Retail and Non-Retail Showroom Facilities
i. Major large format retail and non-retail showroom facilities throughout South-east Queensland are
typically up to 20,000 sq.m in size and includes key tenants such as Anaconda, Beacon Lighting,
Godfreys, Harvey Norman, The Good Guys, JB Hi-Fi, Nick Scali and Spotlight. Non-retail showroom
stores which serve the trade market include tenants such as Reece Plumbing, Jaycar Electronics,
Tradelink, Dulux Paint and the like.
ii. Maps 3.1 and 3.2 and Table 3.1 illustrate large format retail and non-retail showroom facilities (including
vehicles) currently provided across the total trade area, with key points to note including:
— Based on a survey conducted by Location IQ in April 2019, there are currently 145 large format
retail and non-retail showroom facilities provided across the total trade area.
— The primary sector comprises the majority of large format retail and showroom facilities within the
broader region, predominantly focussed around Noosaville. A total of 100 tenants were located
within the key primary sector, or around 69% of the total trade area provision. Primary sector tenants
are generally located within two key precincts, namely the Noosa Civic precinct and the Noosa
Homemaker Centre precinct (Noosaville).
— The secondary sector has a very low provision of tenants, given the positioning of the sector
between two regional hubs at Noosa and Maroochydore.
— Beyond the main trade area (in the tertiary sector), facilities are predominantly located in and around
Gympie, which services the broader area to the west of Noosa.
iii. Overall, Noosa and Gympie are the focus for large format retail and non-retail showroom facilities
throughout the total trade area, with Noosaville servicing the primary sector. Beyond the total trade
area, large format retail facilities are concentrated in Maroochydore and Kawana to the south.
