iv. Maps 3.3 and 3.4 provide a more granular view of large format retail and showroom facilities
surrounding the Noosa Marketplace in Noosaville and the Noosa Homemaker Centre, respectively. Key
         findings are detailed as follows:

Noosa Civic Precinct

   i. There is in-excess of 80 large format retail and non-retail showroom facilities currently provided around
the proposed Noosa Marketplace site, the majority of which are located in industrial-zoned land to the
         west of the site.

ii. Facilities to the east of the site are limited to Noosa Civic Emporium, along Walter Hay Drive, which
forms part of the Noosa Civic retail precinct.

iii. Tenants which rely on showroom-type floorspace and high traffic exposure tend to occupy these
positions for display purposes (including motor vehicle showrooms, flooring tenants and furniture
display suites) are generally provided along major arterial routes with high exposure to passing traffic,
particularly along Eumundi Noosa Road and Eenie Creek Road.

iv. Independent traders and light industrial and warehouse showroom tenants are generally located in back
streets or internalised locations within the designated industrial precinct. Three recently completed
         developments within the precinct include:

         1. Noosa Industrial Park is located at the intersection of Venture Drive and Gateway Drive. Based
on inspection, 17 of the total 18 lots are now leased.

         2. 1 Selkirk Drive, to the immediate north-east of the Noosa site was completed in 2018. Currently,
five of the 12 tenancies have been leased.

         3. 100 Rene Street sub-division was recently completed, 600 metres south of the site. Of the 11
             tenancies, three are currently leased.

None of the leased tenants within these new developments are classified as large format retail or non-
         retail showroom facilities.
