9. Appendix F - Economic Impact Assessment
3.3. Proposed Developments
i. The Planning and Environment Court dismissed an appeal by QIC Noosa Civic Pty Ltd for a 35,000
sq.m extension to Noosa Civic, which was planned to comprise a Target, Coles, Aldi and 50 retail
speciality shops. This development is not assumed to proceed.
ii. A proposed Bunnings Warehouse at Coolum was refused by the Sunshine Coast Council for a third
time in 2016. For the purposes of this assessment, a Bunnings store is not expected to proceed at the
site.
iii. In terms of prospective large format retail and non-retail showroom floorspace developments, there are
two industrial sub-divisions currently for sale or under construction within close proximity to the site
(refer previous Map 3.3), namely:
— 50 Venture Drive, Noosaville: is a currently vacant site advertised for sale, to include eight
tenancies, of which, six are already sold off the plan.
— Mancave and Trade Park, Noosaville: appears to be approaching completion, with 11 of the
12 lots already sold.
iv. Each of these facilities is located without main road exposure and with small lot sizes that are not
conducive to a large format retail and non-retail showroom precinct attracting national branded tenants.
v. On this basis, prospective tenants at these sites are likely to include a mix of commercial and/or light
industrial uses, rather than large format retailers.
