9. Appendix F - Economic Impact Assessment
3.4. Summary
i. There are currently a variety of large format retail and non-retail showroom tenants provided throughout
the total trade area, most notably around Noosa Civic, Noosaville and Gympie.
ii. Beyond the total trade area, the nearest significant provision of large format retail and showroom
facilities are provided around Maroochydore, more than a 70 km round trip from Noosa.
iii. Given the current mix of tenants within the total trade area, there is an opportunity for many key large
format retail and showroom tenants that are not yet represented within the total trade area (or primary
sector) to locate at the Noosa Marketplace and service local residents.
iv. There are no competitive developments currently planned within the total trade area that are likely to
impact the viability of the proposed Noosa site. Further, there is a lack of vacant or high-profile land
which would appeal to prospective large format retail and showroom tenants.
v. Given the rate of residential development in the area and strategic positioning of the site, there is an
opportunity to establish a critical mass of tenants that would position Noosa as the key large format
retail and non-retail showroom centre for the broader region.
vi. While there are a number of tenants currently provided within the area surrounding the site, additional
major tenants would add to the destinational appeal of the area and help to create a critical mass of
facilities that is contiguous with existing uses Noosa Business Centre.
