Total beds: 116 beds

Therefore an additional 9 beds are proposed for the site with the population density still under the
planning scheme provisions.

 

Specific Outcome 012. For Multiple housing Type 3 or 4, Visitor accommodation Type 4 and
the accommodation unit component of an Entertainment and dining business Type 3 (hotel)—
the maximum a gross floor area is equivalent to the maximum allowable population in persons
multiplied by 40m2

The existing floor area is well below the maximum allowed on site.

5.5.2 Visitor Accommodation Code
The proposal has been reviewed against the provisions of the Code and is considered to comply with the
relevant requirements. Refer Annexure C
5.5.3 Landscaping Code
A review of the proposal against the Landscaping Code indicates that it complies with Code. Conditions
may be imposed as part of any approval.
5.5.4 Engineering Codes
The Noosa Plan indicates the following rates of carparking for Visitor Hostels:
Type 4 Conventional- For Visitor Hostel:
1 space per 12 guests capable of being accommodated; AND
1 space per staff member; AND
Parking for a courtesy shuttle bus (no greater than 30 seats).
The existing approvals for the site indicate that 15 spaces are approved and have been provided on site

(or a contribution paid) for the existing accommodation and restaurant uses. Based on the current
Planning Scheme requirements, carparking can be assessed as:

Total - 116 beds: . 10 spaces
Existing restaurant - 50m” 5 spaces
Total carparking for existing uses: 15 spaces

In accordance with the planning scheme no new carparking spaces are required to be provided on site.

5.6 Overlays

The site is identified as requiring assessment under the following Overlays:
Biodiversity Overlay: Environmental Protection
