Proposal Report Proposed Material Change of Use of Premises for a Visitor Accommodation Type 4 for premises at 2 Halse Lane, Noosa Heads described
as Lot 2 on RP 865533 Parish of Weyba.

No vegetation is to be removed and therefore the proposal does not require assessment against the
Biodiversity Overlay.

No building work is proposed as part of the proposal and therefore it is exempt from assessment against the
Heritage Overlay.

The site is required to be assessed against the provisions of the Natural Hazards Overlay with regard to
bushfire hazard. No new works are proposed as part of the application, with the application proposing to
utilise an existing approved building for accommodation. The existing premises have the required fire
measures in place including fire extinguishers, hose reels, designated fire exits and the like in accordance
with State Legislation. The site has access to reticulated water supply and the existing building is setback
from surrounding vegetation.

6 Conclusion

The above development application has been submitted to the Sunshine Coast Regional Council as the
Assessment Manager of the application under the Sustainable Planning Act 2009. This application seeks a
Development Permit for a Material Change of Use of Premises an Visitor Accommodation Type 4 which is
impact assessable development under the 2006 Noosa Plan.

This application can be supported on a number of grounds as provided in detail in the above report. These
grounds include:

« The proposal is consistent with the Overall Outcomes of the Noosa Heads Locality Code;

« The proposal is a consistent use within the Community Services zone in which the site is
located;

« The proposal is generally consistent with the relevant code requirements;
« The development seeks to reuse an existing building on site;

« The subject site enjoys a high level of accessibility to the recreation, commercial & entertainment
facilities of Noosa Heads;

The Assessment Manager’s favourable consideration of the above development application is therefore
recommended.
