3.0 SITE DESCRIPTION

The site of the proposed development is located at 22 Arakoon Crescent, Sunshine
Beach.

At the time of the investigation, the site was occupied by an existing split-level
residence and swimming pool. Vegetation comprised short grass cover and gardens,
with medium to large shrubs and trees at the rear of the site.

The site sloped initially steeply from the road towards the east before flattening out
behind the existing residence. The drainage conditions were considered to be fair to
good.
