LATE RFI - Response Letter from Recor
4. Include the requirements of the Sustainable Building Code (water tanks) within
the SMP
Please refer to the update Stormwater Management Plan. The requirements of the
Sustainable Building Code have now been incorporated through the requirement that
future dwellings upon the proposed lot will require a minimum 3,000L rainwater reuse
tank, which has also been reflected in the updated drawings.
5. Provide additional comment on the impacts on the downstream property
of the concentrated discharge and the impacts on the future development
potential of the adjoining land
The flow from the upstream properties which is diverted around the site will now be
dispersed through a level spreader device of nominally 4m to ensure that the flows
are discharged as sheet flows towards the downstream property. This will ensure
minimal impacts the downstream property and future development thereupon. As the
change in peak run-off from the development is negligible, the proposed
development will remain consistent with the existing peak flows therefore no
worsening of conditions to the downstream properties will arise. Refer to updated
stormwater management plan for details and drawings 010 and 040 respectively that
reflect the changes.
6. Indicate on the plans any necessary easements required to convey runoff from
external to the site and within the proposed new lots.
A dedicated drainage easement extending from shared access and services easement
has been provided to convey runoff from upstream or external sources to the
proposed development site. Proposed Lot Configuration plan 010 has been updated
to reflect this.
Existing Access
7. Provide additional comment from the engineer in regard to the condition of the
existing driveway and its ability to cater for the additional traffic movements
The existing driveway is a concrete domestic residential driveway of approximately
3m. A site visit was undertaken in September 2022 which found that there were no
significant issues nor presence of extensive cracking beyond typical ageing that would
impact upon the service life of the driveway were present as shown below.
