• Plans showing additional screens for units HO5, TH07 & TH08 to ensure compliance with
Conditions 14 & 15 of the approval.
• Plans addressing existing Conditions 20 & 21 to ensure amenity is preserved to adjoining
property from the car park. In addition to the constructed boundary fence, the applicant
has constructed an acoustic rated screen at a 1.8m high and wraps around from the loading
bay to the 5th car parking space as detailed in Figure 1. The additional fence is to ensure
headlights and noise is attenuated from the car park.

entry area and refuse/tank pump room area. This includes additional plantings to ensure
screening of the built form is sufficient.
2. BACKGROUND
• A development approval for a Development Permit for Material Change of Use of Premises
(Multiple Dwelling) was approved on 4 April 2022.
• The applicant suspended the appeal period and made representations on 13 May 2022 to
the development approval conditions and a negotiated decision notice was issued on 2
June 2022.
• A minor change was approved on 30 June 2022 that sought to vary the setback of the front
fence.

The following codes from the Noosa Plan 2020 are applicable to the proposed changes:
• Noosaville Local Plan Code;
• Medium Density Residential Zone Code;
• Dual Occupancy and Multiple Dwelling Code;
• Works Codes.
