3.2 Existing Upstream Catchment
A separate analysis of the existing developed site directly upstream of the proposed
lot 103 was completed to ascertain both the existing stormwater discharge off the site
and the approximate pre-development stormwater discharge. The site area in both
calculations was considered to be the portion of land directly impacting the
stormwater flow path through the proposed Lot 103 (refer plan 10234.01_DA03 for
catchment extents), an area approximately 0.504Ha in size.
For the pre-developed scenario, a Q10 discharge of 0.163m3/s was established,
adopting a C10 value of 0.7 and a tc of 11 minutes. In the post-developed scenario, a
Q10 discharge of 0.253m3/ s was established, adopting a post-developed C10 value of
0.86 and an assumed tc 6 minutes. (Refer Appendix E for discharge calculations.)
Considering the disparity between the Q10 values for both the developed site scenario
and the undeveloped, it is recommended that stormwater detention measures be
implemented to this catchment to achieve an approximate total detention volume of
33.8m3 as part of any future material change of use (refer Appendix G for detention
calculations).
4 SEWERAGE
It is proposed that a new sewer line be constructed in accordance with Council
standards (including correct offsets from boundaries and required inspection
openings) at the location indicated on plan 10234.01_DA.
A single sewer connection point to service the site will be provided at the location
indicated on Plan 10234.01_DA02.
From preliminary calculations it has been assumed that the existing downstream
sewer system has adequate capacity to cater for flows from the proposed
development.
5 WATER SUPPLY
It is anticipated that water supply to the site will be available from the existing
watermain located on the western side of Gateway Drive. It is proposed that a single
water connection to this main at the location indicated on Plan 10234.01_DA2 will
adequately service the proposed subdivision.
All water reticulation design will be undertaken in accordance with Noosa Council
requirements.
6 ELECTRICITY AND TELECOMMUNICATIONS
The proposed development site is currently well serviced with existing electricity and
telecommunication services available, which we believe will be adequate to cater for
the proposed development requirements. Only one connection point will be chosen
for each service provider to the development.
The proposed development will also be provided with sufficient underground conduits
to cater for future services.
It is assumed that during the construction phase the developer with enter into an
agreement with Telstra and Ergon Energy to provide necessary service connections
to the site.
