Dear Sir/Madam
Re: OPW23/0168 ~ 31 Edward Street, Noosaville
We refer to Council’s Further Advice request dated 11 December 2023.
We have also received correspondence from Council’s Mark Lewis dated 19 December which is in response to
queries we raised regarding Council’s Further Advice request.
We provide our response to the items requested by Council.
Items 1 and 2: Driveway Widths and Stormwater Pipe Easement
From Mark Lewis’s correspondence, Council will condition the driveway width and notate the approved plans. The
requirement for a 3m wide easement over the existing stormwater pipe is already addressed in the higher order
approval.
Items 3 and 4: Existing Stormwater Infrastructure
We have included additional information to satisfy Council. It should be noted that the planter shown on the
proposed Architectural plans are soft landscaping. To avoid confusion, we have noted that the planters are not to
include block walls for footings, on the attached revised drawings.
We have noted that the bin storage area walls other than along the boundary line to be light weight and not
concrete. We have included a note that the entry gate footing if required is to be supported on piers in accordance
with our sections A and B.
In all of the details we have provided on our drawing 32038-OW3.1 compliance of QDC MP1.4 has been satisfied.
In fact, we have gone beyond QDC requirement and specified all footing piers be founded 300mm below the
existing pipe invert, which is deeper than the zone of influence requirement.
Item 5: Sustainable Building Design Code
We note Mark Lewis’s response that water tanks will not be required.

Items 6 and 7: Stormwater Infiltration Pits As the RPEQ for the project and with numerous years of relevant experience we can confirm that the proposed infiltration pits are a proven means of offsetting the minimal increase in stormwater runoff from the site. Items 8 and 9: Landscaping Plans We have requested our client forward to Council the current Landscaping plans for the site. Please note our client did provide Landscaping plans during the MCU approval stage and he is confused why he is supplying them again. We trust this response and attached revised drawing satisfy Council’s requirements. Our client is ready to contract a builder for a start early in 2024. Should you require further information please contact the undersigned.
