• The site is noted located in the Noosaville District Centre, or any other Centre, Tourist
Accommodation Zone, Community Facilities Zone. Further, the sites does not front Thomas
Street, Mary Street, Gympie Terrace, Eenie Creek Road or Gibson Road (AO6.2, PO8, PO10,
PO11, PO13, PO14, PO16, PO28, PO29 & AO33);
• It is not proposed to carry out residential or visitor accommodation development (AO17, PO18
– PO21);
• The site is not within proximity to Noosa River (PO22 – PO27);
• The site does not contain any significant ecological features mapped on Map SFM1 or map
SFM4 (AO31 & AO32); and,
• It is not proposed to create any new lots (AO33).
40. Further to the above, the proposed addition of a Bar onsite complies with PO15 of the Code, which relates
to development in the Medium Impact Industry Zone specifically, on the following basis:
• The proposed Bar contributes to the diversification of the local economy, given that a gin
distillery with associated food and beverage provision attached is not provided in the Noosaville
locality at present. Further, the introduction of a Bar that is operational outside standard
business hours onsite, enables the efficient use of industrial land for activities that are ancillary
to manufacturing activities undertaken during the day on weekdays;
• The proposal contributes to a range and diversity of employment types, with manufacturing staff
present onsite during business hours and Bar staff present onsite during the operational hours
of the tasting area;
• The proposed Bar cannot be accommodated in a Centre Zone on the basis that it is intended to
be operated in direct association with the gin distillery business onsite, which is an industrial use
able to be located in an industrial zone only;
• The subject site is not located on Eumundi Noosa Road, Walter Hay Drive or Eenie Creek Road.
As such, the proposed development will not detract from the safe function or amenity of these
roads; and
• The proposed Bar use will not harm the environment, on the basis that it does not result in the
release of emissions from the site.
41. Overall, the proposed development complies in full with the relevant Acceptable Outcomes of the
Noosaville Local Plan Code.
5.3 Medium Impact Industry Zone Code
42. The Development Application is subject to Impact Assessment on the basis that a Bar is not considered

43. Despite a Bar not being an anticipated use in the zone, the proposal is considered appropriate on the
basis that the Bar is ancillary and subordinate to the primary distilling operations onsite, which is defined
as Medium Impact Industry by the Planning Scheme. The Bar area will be connected to the gin
distilling/product manufacturing floorspace of the premises, with no dividing walls provided between the
tenancies, such that the Bar will be operated in conjunction with the gin distillery at all times.
44. This outcome is consistent with the surrounding development, which comprises a number of breweries
with Bars attached, notably including the Heads of Noosa Brewing Co. at 85 Rene Street. It is determined
that the ‘brewery/distillery facility with Bar attached’ business model enhances the development of
