           RE: REPONSE TO INFORMATION REQUEST RAL22/0003 AT 9 CHRYSTAL ST, COOROY

           In reply to Noosa Council Information Request dated 10th March 2022, we enclose our response to
           items as follows:

           Issue 1: The information requested is set out below:

           Council has some concerns with the proposed access to the lots.
           Lot 10. The proposed access to Lot 10 is from the existing layback but there is no formed driveway
           to the property. Within the road reserve in the area of the proposed driveway there are Unitywater
           services, Council services and vegetation. Council has concerns whether a driveway that complies
           with the current standards can be constructed in the proposed location. It is also noted that the
           existing garage stands very close to the property boundary, but no surveyed location detail is
           provided.
           Lots 11 and 12. The proposed access to these lots is along the access handle but no detail on the
           proposed construction has been provided. Council has concerns that due to the length of the handle,
           the width and the multiple users that reversing along the handle to exit the site will be problematic.

           1. Provide preliminary engineering designs prepared by a suitably qualified person for: a. Lot 10. A
                  design that:

                       a) provides suitable protection for any existing/retained vegetation in the road reserve;
                       b) provides the necessary horizontal and vertical clearances to existing services (sewer,
                          water, stormwater and telecommunications) and the adjacent access driveway. Any
                          clearances that do not comply with the service authorities' standards must be include a
                          written support from the service authority;
                       c) if the existing garage is to be retained provide a survey plan that indicates the garage in
                          relation to the property boundaries (street and side).

           2.     Lots 11 and 12. A design that:
                 a) is in accordance with Council's current standard drawings and PSP6 of The Noosa Plan
                     2020;
                 b) extends from the centreline of the existing road formation to the end of the access handle;
                 c) includes a typical cross section to demonstrate that suitable separation and screening can
                     be provided to the adjoining property and the proposed Lot 10;
                 d) a design that permits vehicles to manoeuvre within Lots 11 and 12 to exit the site and travel
                     down the access driveway in a forward gear. This manoeuvring area will need to be
                     included in the design of the new dwellings on these lots.
           Response 1.1: We enclose Callaghan & Toth concept design plans 2217-01 to 03_A addressing:
                 a) Lot 10 gets access from shared driveway which gives protection to verge vegetation,
                 b) The combined driveway is in the existing driveway location and will provide clearance to

         existing services,
      c) The existing garage is to be removed.
Response 1.2:
      a) Concept Plans show a shared driveway with widths and clearances in accordance with
         PSP6.
      b) Plans show the proposed driveway extents 300mm past the proposed access handle,
      c) Plans show a typical crossection with standard minimum clearance to new services and
         verge width suitable for screening,
      d) Plans show indicative house sites with car turning circles allowing cars to park and reverse
         inside the property to exit in a forward direction.

Issue 2: The development of the site (driveways and future dwellings and associated hardstand
areas) will significantly increase stormwater runoff from the site. No detail on how the stormwater
runoff will be controlled, collected and discharged has been provided.

Information required:
     1. Provide a preliminary stormwater management plan for the proposed development. The plan
        must be prepared by a suitably person, demonstrate compliance with the Water Quality and
       Drainage Code of The Noosa Plan 2020 and include but not to be limited to:
        a)      the discharge point within each lot;
        b) the discharge point for the runoff from the driveway,
        c) the connection to Council’s existing drainage system, and
        d) any necessary inter-lot drainage easements.

Response 2.1: Concept Plans have the proposed interlot drainage stormwater management system
              adjacent to the combined driveway which will collect runoff from each lot and
              driveway then discharge to the existing gully pit via a stormwater pipe network. The
              plan shows that the system will be inside an interlot drainage easement.

Issue 3: It appears that the existing overhead power connections to the subject site and the adjoining
property (No 11A) cross over the adjoining properties.

Information required:
    1. Provide detail on the location of the existing overhead services and the proposed connections
        for the new lots.

  Response 3.1: The Concept Plans show how the overhead power supply can be changed to
              provide underground power to all three lots.

If you require any additional information or clarification please not hesitate to contact us.

Yours faithfully,
Callaghan & Toth
