Access from Precinct 3 to Precinct 4 is proposed via a private road within the site adjacent to the
Hollett Road reserve. Both precincts are to be accessed via Walter Hay Drive. A plan indicating
the future delineation between Council and Body Corporate areas of responsibility for roads,
paths, stormwater devices, landscaping and the like is shown below.

Public parking is proposed within the Hollett Road reserve north of Precinct 2, approximately 850
metres west of the lake. Direct public access to Lake Weyba is proposed only via pedestrian
paths between and around the lakefront residential lots, with those lots representing the
development’s main presentation to the lake. A 60 metre building setback will generally be
provided to the lake, comprising:

   40m primary lakefront buffer zone
   10m stormwater management zone
   10m building setback within the rear of lakefront residential lots
