PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 25 MARCH 2014
Promotion of healthy active lifestyles
Integrated environmental features
Environmental education programmes for staff, owners and visitors
The sustainability measures will be implemented in a number of ways. A set of Architectural
Design Guidelines have been drafted to control building orientation, materials, colours, fencing
and the like. The Guidelines are referenced in the development codes that would apply to future
uses on the site. The application states the bodies corporate will implement and fund the
requirements of a Koala Management Plan and maintain vegetation remnants, revegetation
areas and stormwater treatment infrastructure. Responsibilities will include:
Maintenance of koala and fauna fencing
Restriction of pet breeds, sizes and numbers
Contributions toward management of feral animals in the expanded section of national park
Monitoring and management of fauna and the biodiversity values in the development
Provision of a quarterly newsletter to residents addressing environmental issues
Establishment and maintenance of environmental interpretive signage within the
development
Maintenance of a number of roads and parks within the development
Maintenance of fire breaks around the development
Maintenance and mowing of mosquito buffers.
Sustainability provisions will mainly be implemented through body corporate by-laws and the
applicant suggests the community management schemes will require
24 hour / 7 day management of the estate by staff to police by-laws. The applicant estimates
body corporate costs at approximately $1 million dollars per year or $25 a week per dwelling.
The development proposes to connect to all standard services, with substantial works required to
extend some networks to the site. Sewer and water will be reticulated to the development and
the Noosa Heads Sewage Treatment Plant is anticipated to treat outflows for a population of
approximately 2,370 people. The location of the site will require construction of a number of new
pump stations to send effluent 6.5km to the treatment plant.
