planning report Kabi golf and farm stay STA
6.2 Biodiversity, Waterway and Wetland Overlay Code
The Code seeks to protect and enhance the biodiversity values of the site. A detailed assessment
against each of the applicable Codes is provided in the Ecological Assessment Report prepared by
North Coast Environmental. The report describes how the proposal avoids impacts to the identified
Ecologically Important Areas (except for slight modification of a denuded watercourse and some
semi-mature trees away from the large vegetation clusters).
Recommendations of the reporting include appropriate erosion and sediment controls; fauna
management plans and relandscaping using local native species in accordance with the bushfire
management plan.
6.3 Bushfire Hazard Overlay Code
The site is affected by the Bushfire Overlay and accordingly is subject to the Bushfire Overlay Code
provisions. No new buildings or structures will be in the area affected by the Overlay. North Coast
Environmental have provided a detailed Bushfire Hazard Assessment & Management Plan
concluding that the proposed development is deemed suitable with respect to providing a reasonable
level of protection for people and property within the site. In addition, the owners have developed an
Emergency Management Plan (EMP), which notes 2 large dams exist on site and a gathering area
for guests will be nominated and guests briefed on arrival. The farm stay is setback sufficiently from
the hazardous vegetation and complies with the Overlay Code as no people or property will be at
risk of bushfire.
