Site Cover and plot ratio
Importantly, even though the overall site cover and plot ratio comply (when compared with
detached housing), the proposal is still larger in scale than nearby houses and what would be
anticipated for the site. Also, the proposal does not provide the individual scale that 11 detached
houses represent.
To address this scale, the proposed built form is well articulated, provides roof overhangs, uses a
variety of external materials and provides good building setbacks to adjoining residences and is
well separated to Val Crescent and the majority of surrounding residences. Furthermore, the
proposal is 2 definite wings connected by a narrower section which is setback 13.5m from the
Goodchap Street boundary and approx. 21m from Val Crescent, which effectively breaks up the
built form. Figure 11 below shows the building shape.
