It is considered the applicant has sufficiently demonstrated compliance with the relevant
Standards to ensure safe vehicle movements when entering and exiting the site which has been
certified by a Registered Professional Engineer of Queensland (RPEQ).
It is pertinent to note there is still adequate space for substantial landscaping between the
proposed grassed covenant area and the building.
Car Parking - the proposal provides 53 car parking spaces in a basement. An emergency vehicle
space, a drop off and pick up zone to the front of the building in the porte cochere which is
accessed from Goodchap Street. To ensure the development is providing sufficient car parking,
the following table provides an analysis of 6 other Queensland Councils and their car parking
provision for a 90 bed aged care facility and for 2 other relevant aged care facilities.
