PLANNING & ENVIRONMENT COMMITTEE MEETING AGENDA 9 OCTOBER 2018
Council Car parking rate for a 90 bed Number of spaces required for a
aged care facility 90 bed aged care facility
The recent Noosacare 1 space per 1.1 beds 82
(Carramar) development
Arcare Peregian Springs (90 bed 1 space per 2.5 beds 36
aged care facility)
Proposal 1 space per 1.69 beds 53
The proposal is providing more than double the car spaces required by The Noosa Plan and
more spaces than most other Queensland Council’s as seen in the above table. Notwithstanding
compliance with the Noosa Plan, the application was referred to Council’s consultant traffic
engineer who states:
‘The QTraffic report dated 20 December 2017 correctly assessed that the parking
requirement of the development according to Noosa Plan is 23 parking spaces, and that 53
parking spaces are proposed, such that the proposal significantly exceeds the Noosa Plan
parking requirement… In my experience the proposed parking provision of 52 spaces for a
90 bed aged care facility would be sufficient to contain site generated parking demands.’
Bus Stop
The proposal seeks to relocate the existing bus stop on Goodchap Street approximately 40m to
the south to provide for the porte cochere driveways. Figure 15 below shows the existing and
proposed location of the bus stop.
Figure 15 shows the subject site outlined in green, the existing and proposed location of the bus stop.
