point (max 3.94m achieved) and has a length not exceeding 9m on the boundary. All other parts of the structure
are setback at least 1.5m from the side boundary.
ITEM 2:
The submitted plans do not include sufficient detail on the access driveway and the
manoeuvring area.
Information Required
1. Provide additional detail on the access driveway and the maneuvering area. The detail
must be prepared by a suitably qualified person and include but not be limited to:
a) plan of the driveway in relation to all the existing vegetation, including details of
vegetation to be removed;
b) levels and grades of the access driveway and the maneuvering areas;
c) a longitudinal section extending from the centerline of the formation in Plover
Street to the proposed carport;
d) a driveway designed generally in accordance with Council’s standard drawings
RS-049 and RS-050;
e) demonstrate that a B99 vehicle will not bottom out or scrape entering/exiting the
driveway;
f) the necessary stormwater drainage structures.
RESPONSE
Please refer to the revised Design Plans prepared by Clare Design in Attachment 1 and the Civil Design Plans
prepared by BG & E Engineering in Attachment 2. It is still proposed to realign the driveway to appropriately
service the new carport. The plan sets include the following detail in response to the above items raised:
• plan of the driveway in relation to all the existing vegetation, clearly showing vegetation that will need
to be removed (page 5 of Attachment 2 PDF);
• levels and grades of the access driveway (page 5 of Attachment 2 PDF);
• carport finished floor level of 10.81m (pages 5 & 7 of Attachment 1 PDF);
• a longitudinal section extending from edge of Plover Street to the proposed carport (page 7 of
Attachment 1); and,
• plan demonstrating that a B99 vehicle will not bottom out or scrape entering/exiting the driveway (page
6 of Attachment 2 PDF).
Further, whilst the driveway is designed generally in accordance with Council’s standard drawings RS-049 and
RS-050, the Civil Engineer has identified that “the crossover provided is a non-standard vehicle crossover with a
rise of 50mm (min) instead of the 300mm (min) required in QUDM/Council development Guidelines. This is in line
with the existing driveway and other properties in the vicinity have similar driveways”.
Finally, as per the notes imposed on the revised Design Plans in Attachment 1, the existing driveway stormwater
infrastructure is to be relocated to the new driveway alignment. Additional detail around the onsite stormwater
management is not necessary to be provided on the basis that the roof area and impervious areas remain largely
unchanged by the proposal.
