5.3 Servicing
The development includes the following in terms of servicing:
Provision for a 12.5m Heavy Rigid Vehicle (HRV) and an 8.8m Medium Rigid Vehicle (MRV) in the
rear servicing area.
Provision for a 6.4m Small Rigid Vehicle (MRV), in a dedicated loading bay.
The above servicing is demonstrated in swept path assessments, undertaken utilising the computer
programme AutoTRACK, with the results provided at Appendix F to this report.
The truck manoeuvring areas have unrestricted height clearance.
5.4 Vehicle Access
Restrictions to Site Access
Further to preliminary advice provided by DTMR, the site access is to be restricted to left‐in / left‐out
movements. This will be facilitated through the design of the site access crossover, as per the design
drawings.
It is not possible to construct a physical central median to prohibit right turning movements at the site
access, as this would impact the existing access enjoyed by the properties opposite the site, as well as
restricting the access of existing on‐street car parking.
Design of Crossover
The crossover has been designed to accommodate the swept path of passenger vehicles. This will be
required to have a mountable central island, however, as the truck swept paths traverse the splitter island.
Sight Lines
Sight lines to the east of the proposed site access, as measured on‐site, are in excess of 150m.
Sight distance to the west is not relevant, as the access will be restricted to left‐in / left‐out movements
only. Notwithstanding, sight lines are available to Elm Street.
5.5 Pedestrian Access
The development plans consider pedestrian connectivity, with retail uses accessible directly from
Diamond Street. In addition, there are pedestrian walkways provided on either side of the driveway and
pedestrian crossing opportunities are provided throughout the car park.
Pedestrian connectivity is also proposed across Diamond Lane to the Bowls Club, and a level connection will
be required across the table drain, to enable this area to be safely traversable by pedestrians.
