Re: OPW25/0175 Vehicle Crossover ~ Lot 2 RP101395 #19 Warana St, Noosa Heads
We have reviewed Noosa Council’s request for information dated 7 November 2025 and provide our response to
the Engineering related items.
Issue 1: Earthworks
The proposed driveway and crossover design incorporates earthworks fill and associated
batters within the verge. The batter extends toward the frontage of the neighbouring
properties, which features existing driveways sloping down from the roadway. Council has
concerns that the current proposal may redirect stormwater runoff toward adjacent property.
Demonstrate compliance with PO11(a) of the Low Density Housing Code.
Response:
A site inspection was undertaken to review Council’s concerns regarding potential redirection of stormwater
runoff. It was observed that the neighbouring property at 17 Warana Street sits notably higher at the shared
boundary and has constructed a batter that falls back toward the subject site (refer to Figure 1).

Accordingly, the finished surface will continue to direct stormwater runoff toward the subject property, and no adverse redirection of overland flow toward adjacent properties is expected.
