Appendix K - Hydraulic and Wet Fire Services Report
BRW Enterprises (Qld) Pty Ltd
“DA Report”, PF 80 Cooroy Care Farm Development for LCC. Page : 2
______________________________________________________________________________________
Integral with the rainwater harvesting strategy shall be the construction of a bore on the site to
provide all required non-potable water services. The bore shall be provided at the outset of the
development, and shall provide a further crucial source of water for washdown and irrigation
purposes. Testing of the bore shall further determine usage demarcation between the harvested
rainwater and the bore water.
Fire Services: As noted above, there is no authority/mains water supply available to the site, and
thus, fire hydrant and fire sprinkler services shall be sourced from on-site fire service storage
tanks, which will operate with the use of fire service pumps, with provision for a fire hydrant and
fire sprinkler booster at the front of the site.
Fire services tanks of a volume of 288,000 litres for fire hydrants and 86,400 litres for fire
sprinklers will be required to be incorporated in the development.
The tanks are to be above ground, with the fire boosters located to face north at the front of the
site to enable connection by an attending QFES Brigade Tender.
Note that the volume of water to be stored may be reduced through Fire Engineering
involvement for the development, but the above volumes of water evidence compliance with AS
2419.1 (hydrants) and AS 2118.1 (sprinklers), and thus, represent a “deemed to satisfy” solution.
Downpipes and Gutters and Stormwater Drainage : Supply and installation of the downpipes
and gutters to primarily discharge to the individual rainwater harvesting tanks at the site. The
overflows from the rainwater tanks, and the surface stormwater shall then discharge to the civil
stormwater infrastructure, for discharge from the site.
Harvested rainwater will be used for potable water supply and for toilet flushing, whilst bore
water will be utilised for landscape irrigation purposes at the overall development. As noted
above, the actual demarcation of services will be determined further to testing of the bore water.
Gas Services: The site will be supplied with an LPG gas supply to facilitate energy services for
the purpose of hot water heating, cooking and potentially laundry equipment.
Whilst no natural gas service is available, an LPG gas “bullet” / cylinder can be located near the
incoming entries to the site, to facilitate filling/supply of LPG gas from tanker sources.
Paramount throughout the design and documentation of the Hydraulic Services shall be the
requirement for energy management, control of noise pollution, redundancy requirements,
minimal ongoing maintenance requirements and odour containment.
Safety, efficiency and cost effectiveness are fundamental properties to be effectively identified
for the provision of an optimum Hydraulic Service system. The design of the Hydraulic Services
system shall be structured to allow for future flexibility and potential expansion. The size of the
plumbing pipework shall be theoretically sized to ensure continuing supply throughout all peak
periods of usage.
