Dear Scott

RE: ELKHORN DRIVE, TEWANTIN
TRAFFIC ENGINEERING ADVICE

We have undertaken a review of the proposed residential subdivision development at Lot 70 on M37807 in
Tewantin. The proposed development comprises the extension of Elkhorn Drive to provide 11 lots (ie 10 new
lots and the existing detached dwelling). The extension would be supported by a “single movement” turning head

facility. The proposed subdivision layout is shown in Figure 1.

Elkhorn Drive is an existing residential cul-de-sac which currently serves a total of 25 lots. It runs north from a
priority controlled intersection with George Street where it forms the minor approach. It currently has a length
of approximately 250m, with a road reserve width of 20m and a carriageway width (measured kerb-to-kerb) of
11m. Based on the existing reserve and carriageway width, Elkhorn Drive would be classified as a “Collector
Road” according to the Noosa Plan (Planning Scheme Policy 5: Engineering Design Standards — Roads, Drainage
and Earthworks). However, in terms of the number of lots served (ie 25 lots) and the daily vehicle volumes, it

would operate more like an “Access Road”.

Elkhorn Drive currently has no turning facility at the end of the cul-de-sac. Therefore, refuse collection vehicles

are currently required to undertake a multi-point turn manoeuvre in order to serve Elkhorn Drive.
The proposed residential subdivision development would result in the following:

— anincrease in the length of Elkhorn Drive to approximately 350m (ie an increase of 100m)
— an additional 10 lots (ie a total catchment of 35 lots served by Elkhorn Drive)

— the provision of a formal turning facility at the end of the cul-de-sac
