proposed uses are identified as inconsistent uses within the zone and are required to follow an
impact assessable application process.
Locality Provisions
The subject site is located in a residential zone. A zoning plan is provided below in Figure 2. The
Noosa Plan zones the site (including all lots between the Good Shepherd Lutheran School and
Headland Drive, Noosaville) for Attached Housing with the desired Overall Outcomes for the land
being:
“…preservation of land for residential uses, specifically for multiple housing forms which
accommodates residents and visitors predominantly multiple housing forms that:
contribute to a high level of residential amenity, design quality and safety;
respect the scale and character of the streetscape and surrounding development;
Are located within convenient access of employment centres, goods and services, public
transport and community facilities.”
Aside from residential home-based businesses and an estate sales office, The Noosa Plan
nominates all other business uses as inconsistent uses for the zone requiring an impact
assessable development application. Other uses including Community Uses, Infrastructure Uses
and Agricultural Uses are listed as inconsistent impact assessable development as they are
considered incompatible with surrounding residential development.
