Occupancy rates are based on each hireable space at the venue being available for 84 hours per
week (refer section 7). The J has maintained consistent occupancy levels for a number of years with a
range from 54% - 66% monthly occupancy rate from April 2011 until September 2014. It is unrealistic
to expect 100% occupancy over the 84 hours. It is also difficult to benchmark multi-use community
venues as usage is calculated differently. 65% occupancy is deemed a reasonable occupancy target
with a stretch goal of 70%.
The upper foyer’s low occupancy percentage can be attributed to the fact that it is generally a public
space and is therefore limited for hire. It is primarily an informal meeting space, youth activity space,
exhibition space and used when other spaces are not available. Its availability and amenity is also
impacted by activities in the other spaces (particularly the theatre).
Kitchen hire is steadily increasing to commercial operators and is utilised for catering for a number of
events at The J. Leasing the kitchen space to a commercial café may also be an option, however this
may impact on catering options for events held at The J. The J Café has also previously proved
commercially unviable and would require considerable marketing and promotion due to the location
and competition from other food and beverage outlets throughout Noosa Junction. Community
Training groups have also previously hired the Kitchen.
OPPORTUNITY – Potential leasing of the kitchen space at The J to secure additional
revenue.
