PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 14 OCTOBER 2014
The area consists of relatively flat land within the catchment of Lake Weyba. Part of the Noosa
National Park falls into this area. To the west of Lake Weyba is an estate of small acreage lots
generally between 5,000m2 and 8,000m2 and a collection of lakeside visitor cottages. To the
south of the Lake are further acreage lots but also larger rural residential lots of 10 hectares or
more. Most of the properties in this area are well vegetated.
With the exception of public land in the Environmental Management and Conservation Zone, the
Sunshine Coast Planning Scheme includes the rest of this land in the Rural Zone with no
potential for further subdivision. Much of this sub-area is mapped as containing significant native
vegetation and there are substantial wetlands within the National Park.
At the 2011 census there was a combined population of 780 persons, a third of whom were
under the age of 20 years and 12.43% of whom were 65 years or over. There was a total of 266
private dwellings with an average occupancy of over 3 persons per dwelling. The area includes
many working families with median weekly household income over $1,300. Housing in this area
is exclusively detached houses, over 85% of which are owner occupied.
Residents of this area have very strong ties with Noosa Shire as well as Coolum Beach. Major
shopping centres in the Noosa area are close to this locality but the southern area is also close to
the Peregian Springs Shopping Centre area. The area is also critical to the catchment area of
Lake Weyba and catchment areas are a significant issue that would be considered by the
Change Commission (see section 9 (d) (ii) of the Local Government Regulation).
Doonan
Doonan includes quite a large area adjoining the current border. There are eight different SA1
census districts making up the Sunshine Coast portion of Doonan (2424 hectares) and these
combined are shown with the yellow boundary on the following map. Parts of Doonan are also
known as Noosa Valley which was an original development name but is still used colloquially.
