PLANNING & ORGANISATION COMMITTEE MEETING AGENDA 14 OCTOBER 2014
Doonan includes vegetated hill slopes to the west and some lower lands north of Verrierdale. In
the valley some parts are occasionally subject to flood inundation.
Properties are generally large lifestyle blocks some of which are quite physically constrained.
There are approximately 1,000 dwellings in this area.
There are also various businesses located in Doonan including semi-industrial functions,
predominantly adjoining Eumundi-Noosa Road. The Noosa Pengari Steiner School is a relatively
small school but enrolments are from a wide catchment including the Noosa area.
The Sunshine Coast Planning Scheme includes most of Doonan in the Rural Residential Zone
although some properties towards the east are in the Rural Zone and others are in the Limited
Development Zone. Larger unconstrained blocks still have some scope for further subdivision.
Many properties are significantly affected by biodiversity values of native vegetation, steep slope
(including quite a lot of 25% or more), landslide potential and bushfire risk. The water catchment
also flows into the Noosa area.
At the 2011 census there was a population of some 2,517 people in Doonan, 27.61% of whom
were under the age of 20 and 15.05% of whom were 65 years or older. The age and income of
the community is somewhat diverse commensurate with the range of properties from modest
acre lots on lower lands to large elevated lots. There are generally high levels of amenity
throughout although accessibility to local services is limited.
Residents have strong ties to Noosa Shire and most frequently go north or east for shopping and
recreation as well as social interaction. This part of the EDV area appears to have the highest
level of community of interest with Noosa which is logical as this area is closest to the boundary.
Verrierdale
Verrierdale consists of just one SA1 census district as shown by the yellow boundary on the
following map.
