GENERAL COMMITTEE MEETING REPORT 17 MARCH 2025

Figure 13 – Building height comparison from natural ground (red line - left) and from FFL 2.7 AHD (red line –
                                                      right) Gympie Terrace section

The Applicant’s response to this matter has involved numerous design amendments including
reducing the number of roof top terraces from 6 to 2 and use of sympathetic building materials
involving recycled timber for construction of the roof top terrace pergolas.
Figure 12 indicates two red line measurements of 12 metres building height measured from ground
level and from the flood level of 2.7 AHD. Importantly, the three storeys will be contained within a
maximum 12 metre height when measured from ground level or flood level (Figure 13 - red lines).
It is acknowledged that as part of the applicant’s response to Councils Information request
substantial amendments were made to the roof volume by reducing the number of roof top terraces
(from 6 to 2) and removal of communal facilities which reduced the bulk of the roof and maximum
height from RL 16.9 to 15.6.
PO9 of the code requires that building height is consistent with structures on adjoining and
surrounding premises and do not visually dominate the street or surrounding area. Existing
development to the east, south and west of the site contain buildings which are three storeys in
               height.
The building is setback 9.3 metres from the southern side boundary which will ensure
overshadowing does not occur to the adjoining residential resort property (Twin Quays/ 9 Albert
               Street).
It is agreed that due to site flooding an allowance should be made to consider building height above
12 metres from ground level. Building floor-to-ceiling heights are an appropriate height with
