Cut and fill embankments were retained by the existing building as well as concrete block retaining walls
ranging in heights of less than 0.5 m to 2.1 m high. Cracking was observed in some retaining walls on the
property, appearing to likely be related to age and poor construction. A rendered concrete block
retaining wall was observed on the northern neighbouring property, increasing up to 2.2 m to form the
entrance of a basement carpark below that building. Other observable walls of neighbouring properties
appeared to be in relatively good structural condition, based on an external assessment.
Significant cracking was observed on a concrete beam at the north-eastern corner of the residence.
Minor cracking was observed in the concrete slab surrounding the building which appeared to be related
to age, poor construction and possibly consolidation of the upper loose sands.
