The stormwater quality management objectives during the construction phase will be addressed in separate
Erosion and Sediment Control Plans (ESCP) prior to the commencement of works. The efficiency of the
Stormwater Quality Improvement Devices (SQIDs) will be modelled for efficiency and will consist of baskets
(SPEL Stormbaskets or similar) in the carpark gully inlets and bioretention systems in the landscaping design.
The proposed stormwater drainage for the development is shown in plans 188-002-400 to 402 as part of
Appendix A. These plans demonstrate the proposed drainage system discharging to the rear of the property
along with the drainage calculations and availability of landscaping area for the proposed bio-retention
systems.

           SEWER RETICULATION

An existing sewer main is located along the western boundary. A 150mm diameter (u-PVC) pipe traverses the
property from the north to the south and flows towards the southern pump station in Rufous Street. Being a
proposed commercial development, the sanitary drainage from the property will connect into the manhole in
the south-west east corner of the site.

The existing sewer infrastructure is shown on the Assets map provided in Appendix C.
The proposed sewer drainage for the development is shown in plans 188-002-601 as part of Appendix A. These
plans demonstrate the proposed connection point of the sewer into the existing manhole.

           WATER RETICULATION

An existing AC 100mm diameter main is located within the David Low Way road frontage on the eastern
boundary. The proposed connection will include a fire hydrant and water meter assembly in accordance with
the relevant plumbing code and hydraulic plans.

The proposed water connection for the development is shown in plans 188-002-501 and 502 as part of
Appendix A. These plans demonstrate the proposed connection point of the water and the proposed detail of
the system (subject to hydraulic design)

The existing water infrastructure is shown on the assets map provided in Appendix C.
